Subject: Townhalls & Committees
Hello Owners,
Thank you for the fantastic attendance at our Townhalls this week. We had well over 100 take part in person or by Zoom! The Q&A document is updated from the meetings. You can access this on our owners website (https://www.chinquapinowners.com/). Please continue to reach out to us if you have more questions by sending an email to info@chinquapinowners.com
A great suggestion came from a Townhall about sharing more details about our committees. Descriptions are below to help you choose the best match. Interest indicator/application for committees will remain open through the annual meeting and potentially beyond. You’ll have an opportunity to make your committee preferences known at the board meeting or make an adjustment based on the below descriptions.
1. Finance - prepare budgets, prepare financial reporting, manage the reserve fund, oversee audits, recommend assessments and fees, develop financial policies and procedures, provide financial recommendations.
a. Socials (sub-committee). Organize events and activities (e.g. seasonal parties,
holiday parties, themed events), build community engagement, manage budget
for activities.
2. Operations - advise in the daily management of our community (e.g., common spaces, schedule maintenance, safety & security), contract and vendor management, facility inspections, budget requests, emergency preparedness, and capital projects. Work with the community to gather feedback and share updates.
a. Trails and Conservancy (sub-committee). Help maintain our trails and the
conservancy space from the Carlton family. Assist with regular inspection, trail
improvements, and trail signage. Work with the community to help preserve
natural habitats, provide environmental education, and promote outdoor
activities.
3. Policies and Compliance - defining standard operating procedures, establish
homeowner compliance via rules and regulations, amend and update policies (e.g.,
bylaws), ensure compliance with state and local requirements, educate owners on
established policies.
a. Architecture Review (sub-committee) - update architectural review
requirements for new builds and other exterior modifications to existing homes.
Review submitted requirements and work with owners & the board on appeals.
Thanks for helping us by sharing your ideas in the past week. Visit the owners site frequently where we keep the latest updates including this information and everything related to the transition.
