What's New at Chinquapin? 5.13.2026


Dear Neighbors,


What’s New at Chinquapin, you ask?


You may have noticed a lot of activity in our community lately. Let me brief you of what we have been working on. There will be more in-depth articles  and emails coming, but this is a snapshot.


1) New Landscape Contractor along with Kim are at work making the grounds look great for the season.


2) Outpost Upgrades- While we had hoped to have it complete by the first party, we have set the new deadline for the end of June. This includes some interior furniture upgrades, all new outdoor patio furniture, and a full renovation of our exercise facility. It will be great when done, but in the meantime, bring an extra chair to the first party.


3) New Security System with upgrades- This includes improved AI enabled security cameras, upgrades to gates including license plate readers and new door locks on buildings, all aimed to improve access, security and owner experience. We will brief you in more detail soon, but your access to Chinquapin as an owner just got easier, and we think the owner experience will be an amazing one. You will get a permanent code, and there will be multiple ways for you to have access for you and your guests. All the work has been completed, and we are currently testing it. Watch for the information as we start rolling it out during June.


4) Communications- I hope you are enjoying the work of our amazing

communications team. More to come as we find new ways to keep you informed.


5) New Management Company- We have decided to change management companies based on your feedback and our experience. Our new company is Cedar Creek Management located in Cashiers, and our banking relationship is now at First Citizens with an office in Cashiers. As you can imagine, this transition requires a lot of work and will be a transition through July, but we are confident it will improve your experience and our ability to operate effectively.


6) Social- Our social committee has some great events planned for you this season including our parties. Based on your feedback, there will be a variety of music and food offerings. Because of NC ABC regulations, parties are for Chinquapin owners and their registered guests only. The committee is also working on additional social activities based on your feedback, so watch for these.


7) Trails and Conservation- The trail committee has been working on a multiyear strategic plan along with this year’s maintenance. I hope everyone has seen the new trail maps on the website's Maps & Trails page. They are great. There has also been a major effort to begin treating the Hemlocks on our property for the deadly hemlock woolly adelgid bug, and the Board has established a yearly fund to continue to work to preserve this asset.


8) Policy and Compliance- Although the least visible of our efforts, there has been major progress made to establish the needed rules governing our community going forward.

I want to thank everyone on the Board, our Executive Committee, our committees, and Katie (our GM), Rhonda and Lucas for their incredible work over the last months.  The above listed projects represent an extraordinary effort and amount of work to accomplish in a short period of time. And there is more to do. Our goal has always been to try to do our best in the first year to get most of our priority projects done and to set the HOA up for success in the future regardless of who succeeds us on the board. When you see our Board and team members, I hope you will take a minute the thank them for their incredible service to our community!
