IPM is the property management group for Chinquapin. It sends the owner statements/bills by email, if the owner has an email registered with IPM, or by mail if there isn't a registered email address.
NOTE: Doug Barber, HOA VP of Administration & Brent Walker, HOA Treasurer, are currently working with IPM to get info and make improvements.
IPM emailed the current statements Friday, February 6, 2026.
Because billing is occurring later than normal, any late fees will be deferred for at least 30 days from the date charges are posted

To log into the IPM website www.ipmhoa.com
Hover over the HOMEOWNER RESOURCES tab. (Don't use the Log In icon to the right of Request A Proposal)
Click PAY MY BILL. Click SIGN IN, upper right corner. If you don't have an account/registered email address, click REGISTER in the upper right corner and follow prompts.
After you're signed in, clicking on ACCOUNT INFO shows the itemized bill.
OR go to ipm.cincwebaxis.com Sign in or register for the first time.

3.25% fee to pay with a credit card
$1.25 fee to pay with eCheck
Mailing checks in past years using a bank's Bill Pay with no issues & no additional fees.
Doug Barber was able to go to the IPM site and pay with Visa; it allowed him to pay whatever amount he wanted to.
Another owner went to the website to view the invoice and then paid by bank check.
Confirmed--the loan locked at 6.26% based on the average yield curve rate on the US Treasury 10 year constant maturity rates at the time of closing. This rate is fixed for 10 years and will become a variable rate for the last 5 years out of 15 years.

From Doug Barber: What dollar amount and How do I pay my Chinquapin lot operating and special assessments for 2026.
There are 2 options in terms of payment amounts for 2026.
1. Operating assessment plus full special assessment: $3,850 + $6,666.67 = $10,516.67
2. Operating assessment plus one year special assessment : $3,850.00 + 679.42 = $4,529.42
