Greetings, Chinquapin Neighbors,
Since our annual meeting, your new HOA Board has been hard at work. We’re fortunate to have a talented and dedicated team—each board member has taken on key administrative areas to strengthen our community operations. There’s much to do as we build out systems, establish communication protocols, and gain a full understanding of all the moving parts that keep Chinquapin running smoothly.
We’re currently working with Mark to transition all HOA functions and contracts. While progress can sometimes feel slow, we’re moving steadily forward. Our second official Board meeting will take place in early November, and we’ll share a detailed update with you afterward outlining our accomplishments and ongoing initiatives.
We’re also pleased to welcome Katie Nicholson as our new General Manager, effective October 1. She’ll be supported by Lucas Murdock, Property Manager, and Rhonda Lekan, Office Manager. Katie can be reached at katie@chinquapinowners.com or 828-399-1824 (cell).
Jane Baldwin will no longer be involved in HOA business but will continue managing Discovery and Wilderness Cabin rentals on behalf of the Waterfront Group. For cabin inquiries, please contact Jane directly at janebaldwin@waterfrontgrp.com or 704-677-6937 (cell).
In addition to strengthening our management systems, we’re carefully evaluating the proposed purchase of the three parcels discussed at the annual meeting (the Trading Post, the lots adjacent to the Outpost, and the Maintenance Facility). We’re currently securing legal reviews, environmental reports, and appraisals, as well as exploring the best financing options. We’ll share more details over the coming month and bring the recommended funding plan to owners for a vote.
Following our next Board meeting, we’ll begin reaching out to owners who volunteered for committees. Our goal is to launch these committees after the start of 2026. You’ll also receive a strategic planning survey in the coming weeks to help us shape next year’s priorities.
As always, we’ll keep you informed—expect regular updates via email, the website, and town hall announcements, just as we did during the transition period.
