Before the sun appeared, the sky was red and pink and blue; I jumped out of bed to get photos.

Winter is a different kind of beauty in Chinquapin. Sometimes it's wearing snow, sometimes ice, and sometimes it goes bare.

The directory has some changes; it's updated under the Owner Resources tab. The HOA documents and architectural guidelines are under the same tab & offer pertinent information for owners. Past Advisory Group reports are there, too.


The Calendar page is updated. There's an outhouse race in February, information about neighborhood pickleball is on that page, and the summer concert dates are listed. The summer concerts are handled by the Waterfront Group. For details, contact Ashley Roberts in the Sales office.


Armadillos have been seen around the Cashiers area and in Chinquapin in the past month. NC Wildlife is tracking their movement; they don't typically live in areas like ours due to the cold temperatures. But since the winters are warming over years, the creatures have migrated here, too. When you see one, note the location and email it to NC Wildlife at its special armadillo email: armadillo@ncwildlife.org. An interesting fact about armadillos is they can carry the bacteria which causes leprosy in their foot pads. Contact with an infected animal or soil they've been in may transfer the bacteria to humans. The website trail map is under Maps & Trails. The trails can be downloaded to whatever map app you use, on your phone. Download them before you hike.


IPM is the property management company hired by the Waterfront Group to manage the HOA currently controlled by the developer. New owners may create an account via the IPM website & may find relevant information there. https://www.ipmhoa.com/
