Let It Snow! --- Chinquapin was a Winter Wonderland on the last weekend of January, with snow starting Friday night (1.30.26) and continuing all day on Saturday.


When it finally subsided, your neighborhood was covered with 6-8 inches of beautiful powdery snow.


Dodged An Ice Storm Bullet ---The ice event of January 24 turned out to be mostly rain with some sleet and minor icing in Chinquapin. While there was some debris around the community and a few trees down in the area, we were fortunate to avoid any significant power loss or major issues.


Annual dues for 2026 --- Dues for 2026 will be $3,850 per lot, and there will be a special assessment of $6,666.67 per lot for the purchase of developer assets. There will also be an option to pay the special assessment in installments, which will be explained in more detail soon. If you haven't received a statement yet from IPM, you will soon. If you have questions, call IPM at 828.650.6875.


Gate Codes Update from Katie Nicholson, General Manager --- Gate codes will remain unchanged until the second quarter.


As we continue through the transition, we are evaluating updated gate procedures that better protect the community and make access more practical for owners and their vendors.

 

If you have a vendor who frequently needs access to the community, please contact the office so we can create a dedicated vendor code for them.

19th Annual Great Sapphire Outhouse Race --- For the second straight year, Chinquapin will enter "Loo with a View" in this hilarious day of racing outhouses on skis at Sapphire Valley Ski Area. If interested in participating, contact Michael Jameyson at mjameyson@gmail.com to see if spots are available on the team.


If interested in watching and cheering on the Chinquapin potty house as it careens wildly down the side of a mountain, races start at 3 pm, with the Potty Parade set for 2:45 pm. The flyer at left has more information.

Please store this address in your phone, screenshot, email it to yourself, or copy it to the notes in your phone. It is very important that you use this email address because her old one, through the Waterfront Group, will soon not work.
