Dear Homeowners,
As our HOA continues to mature, we are closely monitoring the 2026 budget and evaluating which services should be provided annually in a responsible and sustainable manner.
Historically, the Developer provided yard care services—including grass cutting, leaf blowing, and mulch installation—in the areas of Natures Walk, Smoke Rise, and Branding Iron. These services were not extended to the remaining areas of the development.
As we have begun inspecting current maintenance conditions, we have observed that mulch in several locations has accumulated to excessive depths, in some cases making direct contact with wood siding on homes and structures. Prolonged moisture retention under these conditions can contribute to wood deterioration and potential property damage.
To reduce risk and support proper long-term maintenance practices, the Association will refrain from adding additional mulch in these areas. In certain locations, existing mulch will be reduced or removed as needed to restore appropriate clearance from structures.
For 2026, the following maintenance activities will continue:
Grass cutting will continue in Natures Walk, Branding Iron, and Smoke Rise in areas that are reasonably accessible.
Backyard areas in Branding Iron and fenced areas will not be serviced due to terrain and accessibility limitations.
Leaf blowing will continue along public roadways.
It is important to clarify that the Association is aligning services with accessibility, safety, and long-term financial sustainability. The Association is not eliminating services arbitrarily; instead, we are standardizing maintenance practices across the community and addressing conditions that create avoidable risk to structures and property.
