Many thanks to the folks who worked the last 2 trail work days, creating the new Navy Trail. Dave G., Dave F,, Grant C., Jennifer, Mark and Mike D.--thank you! The Navy Trail will connect the Pink Trail and the Red Trail. Trail work days are usually announced on the Chinquapin Owners WhatsApp group. Dave Barnett is leading the Trail Committee at this time. This committee has been instrumental is adding back lost miles of trails through clearing and rerouting as necessary, and promoting the longstanding Chinquapin trail system.

Friday, September 13 is the HOA Annual Meeting at the Outpost, at 10 a.m. Owners should have gotten emails from IPM, the property management group, around August 15 regarding the Notice of the Annual Meeting. That email includes meeting details and proxy information. There's also a Zoom conference call option for owners who can't attend in person. Owners attending via Zoom cannot be counted in the quorum or vote except by proxy, so please submit your proxy to an owner of your choice, who must be present at the meeting, before the meeting. Undesignated proxies that owners turn in are assigned to the HOA Board made up of people associated with the Waterfront development group. If owners do not turn in a proxy at all, their vote is not assigned to anyone and will not count towards the quorum. The proxy form is attached to the email. In the past, IPM has also mailed this same information to owners. If you haven't gotten an email or mail notice of this meeting, contact IPM at 828.650.6875.


There's lots of building happening and chatter about building in Chinquapin now. Got questions about is that tree allowed to be cut, what's the range of color choices, what's the minimum/maximum square footage, can I have fencing and if so, what kind, what about outbuildings added to properties, what are approved exterior building materials, and more? The architectural covenants, which owners got at their closings and signed to indicate they got that paperwork, are on this website. Go to Owner Resources and click to show the drop down menu. The covenants are the requirements that govern the neighborhood's appearance. Make them available to your architect/designer and builder.


Emails & gate codes from the Waterfront Group/Ashley/Sales Office--If you aren't getting emails about the parties, gate codes, and other neighborhood information that the developer is in charge of now, contact Ashley Roberts. In large email groups, sometimes the recipient's server won't allow the email to the Inbox--it thinks the large group is spam/suspicious. Check your settings. Sometimes the problem is on the sender end. Gate codes are sometimes included in the party emails, so scroll through the entire email to check for the codes.

Pickle ball info for the Chinquapin pickle ball enthusiasts is on the Calendar page. Contact Diane Thomas for details. Her email is on that page. The Jackson County-Cashiers Recreation Center, located on Frank Allen Rd., has indoor pickle ball sessions, too.

If you have a business you'd like to recommend--window washing, yard work, repairs of any sort, plumbing, etc.-- look at that page and send Martha or Val the applicable information. Important phone numbers are listed under Owner Resources. The sales office, Duke Energy, Balsam West, Lucas, and more.
